Foreign Home Purchases in Spain: Steady Growth and Emerging Trends
The Spanish property market remains highly attractive to international buyers. During the first half of 2025, around 71,155 homes were purchased by foreign citizens — a rise of roughly 2% year-on-year, according to data from Spain’s General Council of Notaries and various real estate research firms.
Although the overall number remains strong, the share of foreign buyers in the total housing market slightly decreased to 19.3%, compared to 20.3% in 2024, reflecting the renewed strength of domestic demand.
Who Are These Buyers?
Foreign residents in Spain accounted for nearly 61% of all transactions (around 43,300 homes), up 6.4% from last year, while non-residents purchased roughly 27,800 homes — a small decline of about 4%.
A CaixaBank Research study confirms this shift, noting that in the past year, foreign home purchases represented about 18% of all transactions in Spain, with demand remaining particularly strong among long-term residents.
Prices Keep Rising
Foreign buyers paid an average of €2,417 per square meter, up 7.6% year-on-year.
Non-residents paid the highest prices, exceeding €3,100/m², while foreign residents averaged around €1,912/m².
Buyers from the United States, Switzerland, Sweden, Norway, and Germany paid the highest prices per square meter, while Moroccan, Romanian, and Ecuadorian buyers typically paid the least.
Where Are They Buying?
Mediterranean and island regions continue to dominate. Reports from property platforms like Kyero show that over 70% of all international purchases take place along the coast or on the Balearic and Canary Islands.
The Costa Blanca and Costa Cálida remain top choices for second homes and investment properties, thanks to their climate, infrastructure, and international communities.
